Commercial floor stripping and waxing on Long Island

Above N' Beyond strips, seals, and waxes commercial VCT and hard floors across Nassau and Suffolk Counties. The work is planned around your operating hours so the wax cures before the staff or patients return.

What floor stripping and waxing actually is

Over time, the old wax on a commercial VCT floor yellows, builds up in corners, and traps dirt no mop can reach. A real strip and wax is not a deep mop.

We chemically dissolve the old wax layer, neutralize the chemical, rinse the floor, then lay down a fresh sealer and three to five coats of commercial wax. The result is a clean, durable shine that the building's day cleaner can then maintain with normal buff-and-burnish work for months.

If a floor has not been done in three or four years, the difference after one of our crews leaves is dramatic.

Clients consistently tell us the floor looks brand-new because the old yellow build-up is gone, not because we added more wax on top.

  • Pre-walk

    Move chairs, light furniture, mats; identify wall edges that need protection.

  • Edge cut-in

    Hand-strip baseboards and corners that the buffer cannot reach.

  • Chemical strip

    Apply commercial wax stripper, dwell time per label, agitate with stripping pads.

  • Pickup

    Wet-vac the loosened wax/stripper slurry; rinse the floor with neutralizer.

  • Dry pass

    Allow floor to dry fully, typically 30 to 60 minutes depending on humidity.

  • Sealer coat

    Apply one coat of floor sealer (if the floor is bare or sealer is failing).

  • Wax coats

    Apply three to five coats of commercial wax, dry between coats.

  • Cure

    Allow final coat to cure before moving furniture back.

    We come on site, look at the floor, count the square footage, and identify any tricky areas (heavy traffic corridors, lab areas with chemical exposure, lobbies with sand and salt damage).

    Written scope

    You receive a written scope listing the rooms, the square footage, the number of coats, and the price.

  3. 03

    Schedule

    We coordinate with you on a weekend, a long holiday, or an after-hours window so the floor can cure before staff or patients return.

  4. 04

    Execution

    Crew arrives on time, sets up dust control and wet-floor signage, and runs the steps above.

  5. 05

    Walkthrough out

    We walk the building with you before we leave so any touch-up is handled the same night.

Common questions

FAQ: floor strip and wax

How often should a commercial VCT floor be stripped and waxed?
Most buildings need a full strip every 12 to 24 months depending on traffic. Between strips we recommend a scrub-and-recoat every 6 to 12 months to extend the wax life.
How long does the floor need to cure?
Typically 8 to 12 hours of cure time after the final coat. We plan the start time so the floor is walkable before staff returns.
Do you move furniture?
We move light furniture (chairs, mats, small tables) as part of the scope. Heavy items (file cabinets, copiers, gym equipment) are handled by the building or scheduled separately.
Can you do a weekend or holiday project?
Yes. Weekend and long-holiday projects are standard for occupied buildings.
Will the new wax be slippery?
A correctly applied commercial wax is not slippery once cured. We use commercial-grade non-slip wax suitable for office, medical, and retail traffic.
